What's The Best Web Site To Use To Locate Foreclosures?

is it generally a good idea to use web sites? Does anybody have good experiense with it? :-?

    The problem with Web sites they are only as good as the information they receive and the ability of those who examine it to abstract it and display on the web site.

    I have always found that a really really super goody does not always get displayed. Somewhere in that great chain of performance it got sidetracked and strangely enough into someone close to that information source. I prefer to set my source as direct as possible. If I am feeding through a title company I know the employee so charged with that task. If any little super goody comes flying down I want to be the person who is called, contacted, faxed whatever. Also I would like a little information with the notice.

    I use www.Retran.net but that is only for S.Calif. It gives me everything and I get it within a day or two of recordation of the Notice of Default. I also get the ones that are all the way to Publicatiion of the Notice of Trustees Sale with time and date and start bid. I also get the postponments of sale as games are played. Very efficient about $100 a month. Well worth it. Much more then a one man shop can run. To utilize it properly you should break the area down into about five subdivisions. You assign a runner (Birddog, RE Advisor, whatever) for each sector and you have meetings at about 5PM each day. Runners come in. Properties selected for checking out and any Footballing necessary is therein done and away they go. Day after Day after day. You have your list of qualified Investors for bridge loans etc. etc. It is a business it is a grind. It is profitable.
