Waste Of Time???

I'm about to start a direct mail campaign and I've pulled some listing from courthouses in my area of properties that are about to go to sheriff's sale, tax sale; etc. I was planning on sending a letter to the address in the file as well as call the attorney. Is this effective?? In addition to that I signed up for the 7 day free trail membership on Bargain Network .com and have found some listings there. Is it ridiculous to call these lending institutions and ask to be put on a mailing list ??? Would they even do that?? My goal is to close on my next deal by the end of January. Your advice is always appreciated

    Sounds like you are doing the right things. I am checking into tax sales here in Austin. I followed one property that was sold in August for $16,500 and I saw where another investor paid a grand to the estate to buy the redemption rights. Hr has to pay the buyer $16,500 plus 25% plus the grand to get clear title. He has done a lot of work just to get a OK deal that needs a lot of rehab. It takes work to find good deals. MLS is full of deals but not many bargains. Keep looking and you will get good deals. Do not give www.up.Tell everyone you meet that you buy property they may know of a good deal.

    a targeted direct mail campaign is a good farming tool if you stick with it. it isn't an overnight crop.

    Be sure to differentiate the content for each scenario... for example a homeowner facing sheriff's sale for mortgage foreclosure should be approached differently than a homeowner who has just been served a NOD or NOI.

    no point to calling the plaintiff's lawyer.

    So consitancy, consitancy, consistancy is the key when it comes to direct mailing. I guess I just have to budget X amount of dollars a week and just watch it go... right???

    I help facilitate direct mail campaigns in specific areas for NJ speculative investors. The process take time to get results, but if you incorporate it into your business model, it will produce leads.

    I've found that info others consider to be 'stale' often produce the best results.
