Title Search Training

Are there any courses to teach how a title search is done. I can go to the county clerk's office and see have access to the deeds,lis pendens and other documents..where can I learn how to understand these .

    Glad to meet you.

    Here is a tip for you, next time you go to the clerks office look for the person with a laptop and stacks of paperwork. This most likely is a title examiner for a tiltle company or attorney.

    Introduce yourself, tell them you want to learn how to do title searches, ask what they would charge you to help you learn.

    This is how I find people to do title searches for me rather than pay the title company's price. You have to figure if they work for one then they must be qualified and work reasonably $.

    Also, as a heads up, I intend to be the subscriber of your sub2 course in the very near future. I have already gained a lot from this forum specifically from your responses and articles and looking forward to learning SUB2 techniques/nuances from your course to get into the REI act.

    Note that I have already located a few REI potential sites that I can pursue right away, and am holding myself until then..

    If you're a serious investor, a title company will do the research for you. Call a few companies and ask to be assigned a sales rep. Once you have a rep, you should be able to request title information from customer service. For a quicker response, ask if you can be faxed, not mailed the results. If a title rep doesn't take you seriously, I've had luck going to the county recorder's office and talking to some of the workers there. Generally, they will help lead you in the right direction if you get them on a slow day and you're appreciative.

    By the way, a title company will generally do this research for you free of charge if they think they will make money off you in the end.

    I did exactly what $Cash$ suggested to you about a year ago. I had one of our employees go in and find out what a title examiner would charge him for a lesson or two. The examiner told our guy to just help him pull some books and make some copies and he would teach him for free. They spent about 2 weeks together and we now have someone in our office that does the searches.
    Great Advise $Cash$!
