I found a source for properties that are deliquent on their taxes. In Michigan the law was changed in 1999 from 5 years to 2 years of deliquency before foreclosure proceedings would commence. The deadline for 2001 unpaid taxes is this month. I have identified quite a few properties in my area that are listed in forfeiture based on unpaid 2001 taxes. I am thinking about sending out a generic letter to these people to generate some opportunities. A couple of questions: Once the case goes to court is it too late to approach it in a pre-foreclosure mode? Can anyone relate some success stories or suggestions on these types of opportunities?

    I think I know the source you're talking about. Please be careful when pursuing these properties. I live in Michigan and have been fighting with the city of Detroit for two years. They say that I own a property that I've never owned and now that property is on the auction list. I actually had to go and get a copy of the last recorded deed to the house to prove this. Which means that if you were to buy it I don't think you'd be able to get clear title on the house because I never owned it. Which also means that the person who really owns the property has never been notified by the city that he owes the back taxes. What a mess!!!!
