Internet Foreclosure Information Service

Hi, I am looking for recommendations on a good foreclosure information service on the web. I am interested in getting data on pre-foreclosures so the service would have to include Notices of Default.

There seems to be so many of these companies out there that I'm having trouble telling the difference between all of them. I guess the main criteria I'm looking for are accurate and timely information. As you can tell I live in Florida so it would have to include information specific to my area.

    Here in Travis County, Texas there are two services that track the foreclosure on a monthly basis. They both have a table set up at the auctions each month selling their service. You may be able to find the same too in Fla. You may do a google search for you county and add foreclosures and be able to find a website or ???

    www.Realestateforeclosures.net, which I think is affiliated to this site, has a seven day free trial and is broader, offering more outstate properties. Most others I've looked at seem to just have the same info, probably pulled from the HUD, FHA, etc. sites. REOs are probably tougher to compile, but are likely linked to out of town web-savvy banks who don't want to mess with Realtors (meaning...bargains?). NODs are tougher to buy and are best found at courthouses (or their recorder's websites), I'm making it part of my twice-weekly task list to find them and mail letters.

    Theres a newpaper called Daily Business Review.(theres a web site by the same name) This paper covers all of south Florida. It lists foreclosure sales up for auction at your court house. You can buy it at Barnes and Nobles for $2.00. ask for the miami edition.

    I've been using the one sponsored by this site. I also was paying a site called "Bargain.com" but I realized it was a duplicate of what I already had free access to at foreclosurefreesearch, from my membership here. Cancelled that service. Realitytrac seems like a good site but I'm not in the position YET to pay for their sevice. Their also several sites out there that list REO's. Buybankhomes and bankhomesdirect are two I have found. Be carefull using these, however as they are NOT updated often enough, and I have called on some properties that had been sold for months. Now that I am familiar with what's out there, I know to only call on newly listed props.
    Also, do a search or call directly, some of the local lenders and big national lenders, and ask for their REO dept. Talk directly to the "horse's mouth". Quicker and definately more reliable.
