Seller Damage Between Aucion And Eviction

Anyone care to comment on the probability of seller/tenant causing intentional damage to property in timeframe bewteen auction and eviction?

    Meaning will they? or Meaning what experience have we had in the past.

    Probability is that yes they may. Legal action is almost pointless unless they receive any money from the foreclosure (meaning excess funds).

    You just have to factor it in and plan on 3-6months work of eviction process depending on the state your in.

    If it can be proven that the damage occurred between the date of the auction and the date of closing then they can be charged with vandalism, vandalism with criminal intent and so on. If the property had been occupied and no inspection was made prior to the auction, then it may be difficult to determine when the damage was done.

    I have had previous owners damage property on their way out, I have never prosecuted any as it would not be cost effective for me.

    I just chalk it up as part of the game of Real Estate Investing.
