Notice Of Trustee Sale

I have a reliable list of homes that have just been given a notice of trustee sale. Can I still mail them a foreclosure letter with my usuals? or is it too late? I was under the impression they had a 21 day window before they went to auction and at any time before that, they could sell or make up payment. Could someone please clarify or direct me to clarification. Thanks!

    Ive had a hard time calling. A lot of people have their phones disconnected, it appears they cant pay phone bills (along with mortgages)

    Ive dialed that many numbers and spent a lot of time tracking down numbers and people. You also have to worry about the no call thing. I figure once I have sent them a letter I have been in contact and then feel a little more comfortable calling them. To answer the question, my results have been better with mailing.

    Dont immediately go into your pitch, get to know them on a personal level and use that as ammo as your gradually go into your shpeel your pitch.

    ex. "I know you just want to get out from underneath this burden, so how about if we ..................

    Telephone solicitation on foreclosures or should I say pre foreclosure can be a daunting process.

    Most people that you are dealing with are avoiding collection calls during this stressful time in their life.

    I find that door knocking to be the best approach.

    I mail all preforeclosure first
    Make one attempt to contact by telephone
    Set up a day or two to stop and knock on doors if warranted.

    If the property has a good equity position, it warrants a knock on the door first!
