Property In Foreclosure Owner Deceased - What Now?

One of my letters to the owners in foreclosure came back as undeliverable with hand written note saying that the owner is deceased. The property is in the initial stages of foreclosure. The NOD has been filed and summons have been sent requesting owner to respond by the middle of February. I wasn't able to get any info from the plaintiff's attorneys, however a law suit is files against the estate of deceased owner. Should I assume that we have a probate proceedings under way? What would you recommend I do? Drive by and leave couple of cards and a note trying to find out who is the estate administrator?

    Personally speaking I would check the assessors office and see who is paying the taxes. I have lucked up a couple of times and found the taxpayer name and address totally different. Or you could knock on the neighbors door and see if they know any of the relatives.

    Dear Eric,

    If you have knowledge of the filing of a lawsuit against the estate of the dearly departed, you know the attorney of the now prior owner. Call him up and make offer to buy this asset of the estate.

    If you are challenged and do not know who the attorney is. Go to the Clerk of the Court, write out on the little withdrawal card the name of the deceased and ask him to check actions. This will supply you with the court copy of all documents in the case. Read them carefully, boring is it not? Then call the Attorney whose name is up at the top left. You can't miss it probably is followed by an ESQ.

    Call him and negotiate. you might offer to help him by playing guard on the house, or whatever. Now this is your field of expertise, practice it. Wave your hands, speak in tongues. Enjoy.
