Ok, I went to the Recorders office...Now here is my question....

Ok, I went to the County Recorders office and now I have a few questions.

I wrote down the names and numbers of all of the Trustees and Law Firms. Some have websites listing the properties....some don't.

Here are some of my questions:

Can I try to contact these owners to try to help them get out of forclosure or is it too late?

If it I can still work with the owners, do I have until the Trustee sale date to get everything worked out?

If I have to deal with the Lawyers what is the best course of action? Is there a book or course that someone would recommend?

Another question would be this.

Are these the right properties to go for as a Bird-Dog?

    Are you speaking in terms of Notices of Default or Notice of Sale? You have very different time tables between the two.

    I believe they are the Notice of Sale documents.

    BTW Happy Valley huh? I am from the Payson/Spanish Fork area

    Well, I'm as new as newbies get, but I'd say from what I've heard, you've got until the sale to work with them. However, this could prove to be painful for you; generally once they've published a Notice of Sale, there's very little time left, in terms of working with the banks.

    On the other hand, it sounds like a lot of people work with these situations; so keep us posted on what happens for you.

    Personally, I've found it more reliable to get the Notice of Defaults from the recorder's office. Working out a deal with these homeowners would probably give you a much greater window of time to achieve success.

    Mind you, my current deal is pretty much flatlined. So take my advice with a grain of salt.

    Oh, and yes, Payson/Spanish Fawrk...if my memory serves me, that's Utah County, right? You most respectfully have the right to wear the "Happy Valley" crown. I'm up here in Ogden/Layton.

    So from your comment I assume that Notice of Sale and Notice of Default are posted there. Is that correct?

    I was just looking at the names not the titles.

    I know they are here in Weber county. Of course, don't be surprised if you have to try a couple people before you find what you're looking for...The first person I asked said they don't have anything in their office and the only thing she knows about foreclosures is they're listed in the paper. (As I stifled a big "HUH?"wink

    Soooooooooo, hopefully they should be at the Recorder's office. Good luck and I hope to hear what you find out. I need some encouragement.

    And the crown...well, I suppose I can hang onto it for now. Heck, I grew up in Box Elder...if that doesn't beg for the crown, I don't know what does.
