Need Some HELP Here!!!!

I'm in LA county, Cali.
I got 3 properties that received NOD's in a last 20 days. All 3 owned by the same person who's dead now. Renters refused to help me ( they want to buy this properties themselves). I can't get a hold of the relatives.
What should I do?

    TO: ALEXANDER

    Have the title company do a property profile on the three properties. This would show the most recent address for the seller.

    Mail a letter to the seller (even though deceased) explaining you want to buy the properties. The relative that is handling the estate will receive your letter.

    But do not be surprised that the relative or the "estate" has to wait to settle the estate legally or they may not be interested at this time to sell, or they may be advised to list the properties.

    How do you know about these properties?

    Are the tenants paying rent to somebody?

    How long has the guy been dead?

    Do you figure he had a will?

    The tax assessor has the owner of record's mailing address. There may may be more than one owner on the deed. One who's still living. Send a letter/telephone/go directly to that address.

    Also, once you find out the owner of record's name, go to the probate records to see who's the administeror/executor of the estate. That's who you'll ultimately have to deal with. Once you buy the properties, it's time to thank the renter for all their help a la The Donalds technique, "you're fired".
