Advice Requested On Pre BK
I havn't done this before and have not studied up on it yet. But this has fallen in my lap. I'm reading as fast as I can.
Property going into bankruptcy. Meeting on Monday re putting property in BK. Will take offer when it will be in the bankruptcy. I already have someone interested.
1st $240k
2nd $ 95k LOC
Total $335k
Comps at $350k - $360k
It has been on the market by owner for 12 months before the last tenant. It did have a L/O person who bailed a month ago. Great 'hood.
Seller is a mortgage broker and will present and push any offer given. She is very motivated. I understand I can negotiate a short second though I'm not quite sure how or how low to start.
The lender of the 2nd Wachovia. I'm getting the lender for the 1st and payment info ASAP.
I can get a loan for $260k-$280k.
Any help?
