Need Help With Assignment Of Contract & Fees

I know in certain areas of the USA there are more & more problems with assignment of contract. I know Fannie Mae, Freddie Mac, and HUD Homes have a problem with assignsments. My question is how can I as a small a Acquisitions company get around assignments & getting my fees added to the "hud" at closing or get paid period. A lot of research goes into finding each property for the investors I work for to find the best equity, cash flow, and appraised values. My fees range from $5K to $10K. I am in the Atlanta, GA market & Kansas City, MO area. I am looking for any Creative Financing or suggestions anyone has. Thanks Grant
