    The two best ways to find a mentor are (in order of importance): bird dogging and visiting your local real estate investment club.

    The absolute best way to find a mentor is by bird dogging. As a bird dog, you are locating leads for investors. If they purchase the property, then you get paid. You can ask the investors how they acquire the properties and what they plan to do with it once they buy it. You can explain that you can better serve them if you know what type of sellers they are looking for. Then you get paid while you learn. That is how some of the great REI gets started quickly in this business.

    The other way is to visit your local real estate investment club. You can find one in your area by clicking on the "Groups" link at the top of the page. You may get a little overwhelmed by the bunches of people there networking. Just pass out your business card and take some of other people's. Good luck.
