Luck With Knocking On Doors?

Just wondering how well this has worked for ppl. I've read about postcards not getting a great percentage of return. I know you have a better chance talking to people directly. However, is it worth the time to do this? The time spent driving to all the locations, how does it compare to just sending out letters or running ads?

    knock if you got a silver tunge... if not stick to post cards ... i came up with my own and im getting a 12% response...avg is 2%. I dont mess with ads everyone does it.

    Hey Dave,

    12% response rate would be phenomenal!!!! That is very exciting.

    Several questions:

    1) Did you ever send out letters? If so, did you receive a different response rate?

    2) Is that 12% based off phone calls or deals? If it is phone calls, do you have a rate for deals?

    3) How much "filtering" did you do for the mailing list? In other words, did you send a card to everyone in the neighborhood, or only people in foreclosure or only people in foreclosure who were trying to sell FSBO, etc, etc. Obviously, the "cost" of the names and addresses goes up as you become more specific.

    4) Was there anything special about your cards? Oversized, blue, magnet, etc.

    I knock on doors and get a 50% response of those that are home.

    Am I understanding if you knock on 10 doors (and they answer) you get 5 deals?

    I guess it is the same set of questions as above to you.

    It's MELTZER as in a Cheese Melt and a Seltzer combined.

    Yes, about 1/2 the people I speak with want to sell me their home. The other 1/2 tell me (not always nicely) to leave their property. Now, there isn't always equity, my guidelines are very strict, so I don't always do the deal.

    Thanks for getting back to me!

    My questions for DaveREI (who I guess will not be getting back to us) and yourself were do you filter the contacts before your approach them and if so how?

    In other words, do you get the contacts out of the paper (the notice) and show up at their house or do you get the notice and find out some speciifc piece of information and then show up on their doorstep?

    Basically, I want to start a mailing campaign. And I am trying to find someone who is contacting owners and determine how they (the investor) are approaching it.

    Excluding the hundreds of requests to get copies of letters, I don't see very many people talking about mailings. Most of the ones I do see, talk about signing the letter/postcard and not about tracking results.
