This is my letter to my pre-foreclosure prospect.

Hi_______, my name is _____ and I buy houses just like yours." As I was looking through the” Notice of Default” records at the county courthouse, I noticed your name. This is a serious situation and one I can frankly relate to. The good new is, I CAN HELP. "I will buy your house today and help you solve all your problems and best of all you walk away with cash.” Don’t risk ruining your credit! I am not a realtor; there are NO commissions or fees to pay. I am a private investor who will buy your house today. No hassles, NO wasting your time, and again no ridiculous commissions to take money away from you and your family." Remember... YOU HAVE A CHOICE! You have a golden opportunity to sell your home to me and walk away with LOTS OF MONEY IN YOUR POCKET.

Call me today, at 555-555-5555. Don't wait any longer, call me right now.

    I would suggest that you say "...you MAY even walk away with cash". Telling him he will may be a problem.

    don't talk down to them. you don't have to list what will happen to them they already know. to them everybody is out to get them. your letter sounds like a "slick" sales pitch. remember they are in denial. i send the letters that say "i buy homes" if they need me they call..........km

    I have a broker in place who maybe able to help those in preforeclosure. If i can't make some profitable deal with them I'll set up a meeting with my broker. Many times these people are out of time for him to do anything about it. I've had one home owner call me to help him out, but his property was going to the sherriff sale in 10 days.

    I make it my policy to help them one way or another. Always remember that everyone should walk away from the table with some kind of satisfaction.

    In my letter, my goal is to open the door for a more personal conversation & to build trust. I never mention anything about buying their house. Because most people want to find a way to keep it. I simply offer expertise in helping them understand their situation & options. Then I explain what I can do for them.

    Why not just knock on their door with a copy of the Lis Pendens report from the county courthouse and ask to buy their house?

    The owner could:

    a) slam the door in your face

    b) say no and ask you to leave OR

    c) ask YOU questions and hopefully invite you in...

    I dress and act in a non threatening manner: jeans and polo shirt and make sure they see my pickup truck parked right in front of their house with my signs that say "We Buy Houses" plastered all over it.

    Not a 100% success operation - but imagine if you could pick up just one deal per month by knocking on 5 doors per day.
