How Do You Avoid The Foreclosuree From Trashing The House During The Redemption Period?

If you purchase a property in foreclosure at the auction, you can't take possession until after the redeption period, right?

Then what? Do you have to start the eviction process, the homeowner will stay in the house till the last moment, right?

Wondering what techniques or tips you use to lessen the chances of the foreclosed home owner from trashing the place and creating $10,000 more rehabbing costs, and how you deal with getting them out?

    Go talk with them.
    One time I bought a rental and moved the forclosed people into it. Sometimes some 'U-Haul" $$ will get them out. Be sure to get it Insured immediately upon getting title. Pray a lot!

    Wait until the redemption period has ended. See the occupants. NO MATTER what be kind and courteous. Offer them cash (when they have everything out of the property and leave it 'broom clean') Read: PLEASE don't trash it. Give them a reasonable time to leave.

    If that doesn't work ,then you need to evict which can be long and costly.
