Go to www.RealtyTrac.com there are lots of bank owned, 4Preforclosures, 1auction property in Horry Cnty SC, try different zips.
Yes, there are many things you can do other than wait for the auction.
Most of them are complicated. Most start with getting the husband to quit claim his interest. After that you re-instate the mortgage then you try to figure out how to get the wifes name off title. Not sure its worth it for $40,000. This could turn into a nightmare.

The only thing I can think of is just run an add in local paper saying: Stop your foreclosure! Behind on your house payment, let me help you avoid a bad jugement and get cash. call:xxxxxxxx . This way the people who are in distress will call before it hits the public records. Or anything else creative. I just spoke to a lady who said "where were all of the people who would buy my house when I needed them". hope this helps but you probably thought of this already TG
i use bandit signs and a lot of times get people who have not yet have a lis penden (NOD) filed on them yet.
