Has Anyone Ever Tried Calling Homeowners Before?

This wouldn't be like telemarketing so there isn't a "do not call" issue is there? If you've called homeowners what has been your response from such calls?
Oh, when I say call, I mean has anyone looked up a homeowners phone number and made a call inquiring about their house?

    Calling up homeowners is a great tactic to use. Especially if you are pursuing the
    "absentee" owners. You might want to try
    www.merlindata.com. For 25cents a search, they have a pretty accurate way of finding peoples phone numbers. There are many other free services out there such as www.anywho.com and www. www.knowx.com. Give it a try, what do you have to lose! Let us know how it works out for you!

    I look up distressed homeonwer ph#'s every month. I begin the "first" Friday of the month....this is when the local newspapers advertise four weeks of homeonwers properties that will be sold on the courthouse steps...which follows the first Tuesday of the month.
    I generally do a reverse address research or sometimes if unable to find it that way, I'll do a search by name with whitepages or infospace...Most of the numbers will be good...then, there are times they are not...It ends up being a numbers game.
    So far this month, I've come across 110 phone numbers...Once I've scheduled appointments to meet w/the homeowner and discuss their situation and options on how to cure their dilemna...Bottom line is, if I just get five good solid deals I've had a great month.
    Lastly, I've created my own phone script which helps...I've tweeked it hear and there over time...When using phone scripts you want to sound as natural a possible and not as if you reading it like some telemarketer...
    You've gotta keep in mind that you are trying to help these folks...put yourself in their shoes...try and understand how they got to this point...If you become concern with their situation they will tell you their life stories...
    Having compassion is the key...The money will come!

    send a letter before you call, so when you call they kind of know who it is.
