Foreclosure Sale Soon... HELP!!

Hi!
I need some advice! While reading the local Daily Business Review, I noticed in the upcoming foreclosure sales section, that someone whom I had been sending postcards/letters is about a week away from sale.

My question is: Is it too late to pursue it and call her? If she did agree to me helping her would I even be able to do a short sale in such a short time period? I have read that you can stop the sale by having the owner file for bankruptcy, but not go thru with the BK.

What would be the best way to approach it? Is it even possible?

    Hi Martha,

    Is there a second mortgage on the property that would be cleared out at the sale? If so, you might consider buying the property at the auction.

    Do you know if the person is still living at the property. I've found quite often that the reason that the homeowners are not calling me from my letters/postcards is because they moved out already.

    Don't spend too much time on this one though. If it were me, I would concentrate my time on more of a sure thing. That is just my thoughts though! BEst of Success!
