Finding Foreclosures Before They Get To Foreclosure??

Can anyone tell me the best way to find foreclosure leads before lenders and such actually foreclose on a property? smile

    Run ads in your local paper...you would be surprised..try something like.."Stop Foreclure"..behind in payments..ect...you know...your phone will ring

    Learn your state's foreclosure laws inside and out, first off.

    Then, once you know the laws, you will know how the process works, and whether or not the bank's attorney will file at your county's courthouse or Registry of Deeds, either a lis pendens to start the process, or a Notice of Default/NOD or an Order of Notice/Complaint

    Once you know the first document that is filed indicating foreclosure has started and owner is officially in preforeclosure, start marketing to these people.

    In California Notices of Default are filed at the Recorder's Office which occurs well before sale. Many counties have a service that lists all of the recordings. I used to subscribe to one and received new lists twice a week. You might check in your area.

    Hi sharpREI_PA,

    Due to privacy acts, I have never heard of an ethical way to locate these people before the NOD is filed other than:

    A) Newspaper ads as the post above suggested

    B) Bandit Signs

    C) Gossip around the coffee machine at work, etc.

    Even when the NOD is filed, it takes some owners months after that to come out of denial and be open to selling their house as a resolution!
