I am going nuts. There is a property I am interested in that was sold at Sheriff sale 4 months ago. I've been going round and round at the REO Marketing Dept. I can't get anyone to tell me whether or not they even deal with anyone directly or if you must wait until this property is listed with a realtor. Does anyone know anything about their process or how to get a person on the phone that even knows what they're talking about?

    Ah the REo MIND. It is a thing to be reckond with.

    The usual procedure is: They list with a Real Estate Broker who normaly if he is wearing shoes, has a group of investors ready to go.

    But you ask yourself. Where were you at the moment of sale? Had you contacted the Trustee who conducted the sale er Sheriff. If they would entertain a lower bid. Had they been instructed to accept any bid lower then the start amount.

    My suggestiion is that prior to foreclosure actual sale you are talking to the Loss Mitigator to see if you can squeeze in. You would be amazed what a lunch, dinner, Martini. a little political advice can do.

    The game is played person to person.

    Soooo be a person get in there and swing. Become one of the Good Old Boys. Do not discuss Economics. Do not remark on the Spike. Pretend that Greenspan is some sort of electrical device. Get down in the dirt with the people and work person to person

    Sort of fun if you have a sense of humor and do not bruise easily.
