Are Paid Foreclosure Listings Worth The Time And Money

Hi all,

I've recently come across some web sites that supposedly provide updated lists of foreclosed properties - all for a fee of course.

Has anyone used any of these pay-for-listing sites? Are they worth it? confused
Any feedback good or bad is greatly appreciated. Thanks. Peace!

    They are only worth it if you can incorporate the information you buy into your business plan. Nobody hands you deals on a silver platter. Information is just that. Information. It's how you exploit that information that determines it's cost effectiveness.

    Some people complain that they've purchased information that is outdated...

    Frankly, I find outdated information an excellent source of leads.

    Being first in their (distressed homeowners') mailbox or at their door doesn't mean too much... except that you'll be in competition with scores of other investors that subscribe to the same information service.

    You know who makes the deal? The last person that talks to them. And it's usually after the Homeowner has had a chance to exhaust other options or alternatives. Entering into an Agreement with a cooperative and informed Seller eliminates a lot of aggrevation later on... they don't second guess as much... and stay the course because what you offer is truly the most favorable (to them) option.

    I am subscribing to a information service called Realtytrac. I have approached some of the homeowners listed there and they all said that they had taken care of their problems. Which indicated to me that at least the listings put there were genuine.
    What in your opinion is the best time in order to talk to pre-foreclosure candidates. I wonder if you have an answer in terms of the number of days that I should wait from the date that the NOD is recorded.
