Abandoned/Distressed Property

I live I am constantly finding property that is distressed and/or years behind on their taxes. Un rtunately my success has been limited in acquiring any of it. Aside from sending letters to some of them,. Can any one help me with strategies to get to the next level ?? Thanks. Bre grin grin
Addition to last posting: Thanks for your generous replys. I am not making too many face to face contacts. One reason is that alot of the property I see is either abandoned and/or there is no forwarding address or information (even at the tax office) for the owner of the property. Often times all I have is their name and address of the property. I must admit, sometimes I get the property information and not much else. It would be great to have a mentor tohelp me through the process.....maybe we could both make something profitable out of it !!! Thanks

    If you are getting the accurate info on the homeowner and have a way to get in front of them, your limited success you are experiencing may come from sending letters and not going right out and speaking to them. I don't know if this is the case but you do not speak of any face to face contact with the homeowner.

    If the majority of the properties are abandoned, then what method are you using to get to the homeowner besides just sending a letter?

    Please tell us more so we can help.
