"~ FOR BEGINNERS~" Have a "forum" FOR NEWBBIE'S to post up-coming transactions that can than be broken down and explained by the "teachers". The teacher than can present "other" ways to structure the "deal" with other strategies.
NOW You won't be able to "do" all transactions that are submitted, so you ,say, pick a topic for the week(month?) take one or two, and "school" US.

    We were thinking of something like this. Cash was thinking of something like "Stump the Gurus" kind of thing.

    This is a pretty good thing. We will want to do something like this in the future.

    the other thing that it seems would be helpful along these lines is some more standardized way for newbies to present deals they are asking for advice on. I frequently look a postings along these lines and find myself thinking, " gee, I might be able to give this guy some advice but the data here is a mess and I don't think I want to sort it out to understand his deal."

    Perhaps a standard form income and expense statement for rental deals or a standard form for presenting fmv, 1st mortgage amount, other liens, etc.

    OK..So do "we" move forward on this concept ? I like the suggestion of a consistent and "complete INFO." pertaining to what is being submitted.
    Suggestion.."Post ~"alert"~ for new deal being analyzed, run "the class" for (?) 2 weeks, than on to the "next class."
    All material (books, tapes, etc.) can be offered at the end of class.
    What do "you" think?
