Seeking Partner For Condo Dev. In Los Angeles
Hello,
I am seeking a partner in developing the following:
-27 Units Condominium
-Average size p/u 2,000 s.f.
-420-560 (Recent comps are available)
-Tentative tract map in place
-Great location in Los Angeles
Required to close:
-Appraisal
-Contractor resume and cost breakdown
-Financial statement
-Structural Engineering
I have done my due dillegience on this project, and have a complete file available. Executive Summary, has been completed, and title report. I have received quotes on both structural engineering and the appraisal.
Why I am looking for a partner?
The lender is willing to finance 100% of the project however, my financial statement and experience is not strong enough in my opinion. I own one investment property in Los Angeles, and have modest reserve in my accounts.
What I am looking for in an partner?
Split cost of engineering, appraisals, have some development experience. Understand numbers and feasability well, and honest.
Estimated Profit upon FMV stabilization: 4.9 mil
