I have a first position note principal balance is $50,000, actual balance around $58,000 interest only at 15% interest, dated 12/8/04 in default...2nd mortgage is foreclosing with a balance of $450,000 financial institution. Collateral is two commercial parcels with improvements (1st position on one of these two parcels), and a third parcel with improvements (2nd position on this parcel). I am pretty much guaranteed to get paid by one of the foreclosing institutions (since I am in first position on the two parcels), but sherriff sale is not scheduled until probably August or so. What could you offer me now?
