Looking For Co-Signer (No Equity Needed)

Hello, I am looking for a co-signer on a quick commercial construction loan for a small townhome development. Financing is already taken care of. All I need is a co-signer showing approximately $100,000 in income per year. The co-signer will only need to co-sign for the construction loan, then will be dropped from all liability when rolled into perm financing. Construction is scheduled to last 8-9 months.



Payment for services is negotiable for quick turnaround.

    I have been looking into a local co-signer. The problem is, the deal is out of town for me. I have just moved to another town to start construction on the deal... and found out I will need a co-signer. I am limited to the people I know in this new town.

    I am ready to give a generous amount for a co-signer through the construction phase.

    What would you consider a good offer to co-sign John? I had something in mind and wanted to see if I am in the same ballpark. (I think it would be very generous to get the ball rolling quickly)

    Also, this agreement will be drafted up by a good real estate attorney, so everything will be in good faith.

    I will offer a flat fee of $12,000. This should be seen as a very low risk in my opinion and a good 100% return. Scheduled buildout time is between 5 1/2 - 6 months.
