What Are The "essentials" That Investors Look For?

Thanks to all for this GREAT site! As a "newbie", I'm wondering what "seasoned" investors look for in a real estate investment...cash-on-cash return, annual return, etc., etc. Any tips and guidance greatly appreciated. :coolgrin:

    IS MY ROI 100%!...
