so i can sell over priced properties in bad locations using questionable methods while I break the obvious rules of this site!!!

    rkk,
    I am a small - medium sized builder, and my overheads chew through nearly 20,000 a month. Which means that portion of my difference between my hard costs & my sale price is gone, gone, gone. Keep that in mind when being miserly with the builder.

    I am a small builder in Texas and have learned a lot in the last 1.5 years of building homes.

    1. Never use hard money to build spec homes LOL
    2. Watch your costs.
    3. Do not get attatched to your property better a fast sale little profit than a long hold and increased costs.
    4. Try to learn if you can use a rap around your constructuion financing to owner carry then do a note sale. Need qualified buyers so you do not need to season note.
    5. Build on FLAT lots and know your compatition well.
    6. Use proven floor plans and do not do anything for a customer unless they put the money upfront for major changes to a spec home you are selling them.
    7. Build good relationships with your lumber reps. and make sure they have building experience. Mine does.
    8. Ask lots of questions and make sure to get on good terms with your building peers.
    9. Get a mentor or make everyone your mentor. Also freely share your subs with others and expect the same.
    10. Use the better agents in your area and make sure they work that area do not use agents from outside the area your home will not get shown.
    11. Do what you say.
    12 Treat your subs well and fire idiots as soon as you discover they steal, lie, ect....

    Depending on the your location, it may be you need to put some $$$ in advertising. A few years ago I was in a development that was a good location, prices were right and the houses for the most part were quality and laid out well.................yet very little action going on. The problem was that very few people knew about the development. Many of the realtors confirmed same. Which is another source you need to be talking to in order to get their perspective on your development.

    We spoke with the developer about same but since the development was 50% finished (which meant the property was paid for) the developer saw no need to put more money into advertising. Several of us builder talk about putting up our money however after all was said and done we as a whole decided to sell what we had and leave the development.

    Look into advertising....

    Do some research on these boards about NRLL, Inc. There have been several discussions.

    As for Florida, prices have been going up in general all over that state. Lots of baby boomers retiring there. Good luck!!!

    I am located near Grand Rapids Michigan and have just received a letter from NRLL asking if I am interested in selling my home/land. I have not sent in the form yet to see what their offer would be but I have a home located on 2 acres in a popular area (in a suburb of Grand Rapids Michigan) and am wondering if anyone else has received this letter/offer of appraisal. Anyone?

    I just received a letter from NRLL. Is it for real? Did you sell your land? They are sending me a contract to sell and I want to know if they are legit.
