Duplexes To Townhomes

I have built about 4 duplexes, and I believe that in my area, townhomes will be a profitable venture. The land is inexpensive, however, the problem I am running into is getting sewer to the site. All I can have now is septic. The septic takes up to much land.

The community I am in has many large multi family parcels, but none are being developed because of the sewer issue. The community is rural land.

This land seems useless without the sewer, so my question is are there any developers who know how to develop an area that needs sewers.

What can I do to get this land developed confused

    Consider a "mound" septic system. They are slightly more costly since you have an added cost of a pump. You also have this 10-15X10-15 ft mound 4-5 ft high for a typical single family. A mulit family likely will require something larger. You also have a light on a post sticking out of the ground which will indicate if the pump stops working (very important!).

    This and the typial lateral system are the only type of septic systems I am familiar with. I am no expert so maybe someone else has ideas.

    Set up a municipal utility district (MUD) and sell tax exempt bonds to finance the const of a sewage plant. This will take a year or two if not longer but you could make some big bucks.

    Ted's idea is a great one, but it triggered my memory of an amusing explanation a rep of a PUD/MUD gave about why the Federal agency in charge wasn't, called the Federal Utility Commission.

    In response to this question he said he didn't think the acronym would roll off the tongue so easily as does PUD, MUD, etc.

    FU...it is kinda awkward isn't it?
