    generally a tract home is a house built in a housing development. This would be a non-custom home. A Spec home is a house within that housing tract that is essentially complete with the exception of the floor coverings, and possibly cabinets. They are used to have housing available for those that are not in a position to wait for the complete construction of a new house.

    "Spec" is short for speculation it is any house built without an actual contract for purchase in hand. A tract house is one built as part of a housing development or tract. Some tract houses are spec houses some are not. Many spec houses are not built in tracts and are therefore not tract houses.

    As has been pointed out above, tract homes are those in a new construction community. Sometimes "tract home" is used as a synonym for "production housing"--meaning not custom or even semi-custom but rather cookie-cutter. "Spec" just means built on speculation and it doesn't have anything to do with quality of finish or whether there are bells in whistles in the house. Spec homes can be tract, semi-custom or true custom homes.
