How does one go about getting unsecured lines of credit for real estate?

    Thank you for the reply, we have taken out 1 cc in the name of our LLC. I guess this is a start .

    I see, and I understand. Of course, everyone wants to do "Real Estate" but only a few are actually serious about it. No hard feelings.

    Okay now....... it looks like we have all introduced ourselves....

    Hope your first lesson in REI wasn’t your last.... Most of the regulars will offer unabashed replies to sincere questions from posters who have at the very least a credible desire to learn and not just take....

    I think you will find, very quickly, that we will answer one question and make fun, or as you put it, ridicule another... It really depends on how a question is asked and what the intention is of the post...

    From my standpoint it gets old seeing the same question asked over and over again,

    The famous ... Will someone give me this or that...

    Then there is the... "I found a house that I can buy, then they explain the terms and ask is this a deal? A little late to be asking that question…

    I understand that there really isn’t a new question to be asked but my gosh don’t start off with "What if"

    My name is Martin Diener and I am a mortgage broker in CA . My nitche is working with investors and I have been enlisted by a developer to pre-quallify investors for their turnkey investment in N.C . At least this forum requires people to be nice to each other . This is the only thread in this forum that I have seen the least bit of malice towards each other . This is a pice of cake compared to other forums I have seen . There is one I will not mention but they treat you like the soup Natzi does on Sienfield . So lets all just do what we came here for and learn and make teach network and create win win deals and make money. And for the most part this forum does that . Just not on this thread .But it is still not as bad as I have seen not even close

    Well, I will introduce myself...since I am new in here too. Some people already know me, as they have given me countless amounts of great advice!

    My name is Kara King and I am from Miami, fl.
    I used to be a radio personality on a big radio station here in Miami, but after realizing I would never make more than 40k a year...I gave it up and opened a business. I now own a successful hurricane shutter and screen enclosure company (perfect biz in Miami). I am also an investor, a new investor, but nevertheless an investor.

    I mainly focus on buying props at tax deed auctions. I am interested in learning this niche very well, perfecting my skill at it, and then moving on to doing sub-tos and rehab flips later on in my career.

    I am pretty familiar with the tax deed laws in Florida...so if anyone ever needs help with tax deed auctions, feel free to message me. I have gotten great advice in here and I definetly dont mind returning the favor.

    What you are proposing- getting the property under contract- is more on the lines of wholesaling. Generally a birddog just points an investor towards an available property for a fee, as i understand it- typically one not listed in the MLS where investors could just as easily find it for themselves

    A bird-dog, so aptly named, goes out and finds his prey, brings it back to its owners, then receives praise for a job well done. Now it’s up to the owner to pluck it, cook it, serve it
    and take care of the clean up.

    In private real estate investing the person called a ‘bird-dog’ will track down prospective real estate purchases for more advanced (experienced) private investors.

    This allows the novice to get in on the first stage and become an apprentice under an experienced teacher – or teachers, as there are many different areas in which investors prefer to specialize.

    Being a bird-dog has neither age restrictions nor education requirements and doesn’t require a license from any town, city or state. There is no personal contact with the seller – strictly phone contact. The seller calls you in the majority of occasions if you market correctly.

    ***Why would an experienced investor want a bird-dog to share in his profits?

    The bird dog offers a valuable service by relieving the investor of a time consuming job. ***No one in this business is so good at it, that he can’t use help and will pay whatever it is worth to get it.***

    Consider yourself as an independent contractor and sign a contract as such. Of course, you don’t get paid until the purchase is completed, because it is a cost of sale
    to the investor not an investment.

    All an investor has to do is wait for all those properties listed on the MLS to linger day after day month after month until they expire.

    Then the investors who know how to get the job done step in and is only one of many sources available to a Bird Dog or Investor.

    I am going to type slowwwly so you can understand what I am saying.

    So this is only one of many sources available not the only one. Why should they contact you anyway for a few bucks there are hungry agents out there who will sell you a list and do not expect a cut of the action.

    I guess what you are saying is to hell with these creative investors they are entering my domain and we all know how the majority (not all) of realtors feel about us creative folks.

    Great thinking on a creative investing site.

    Chris,

    I need to cut you a little slack here now that your job as you have known it may be in jeopardy.

    Just found out what is going on in the conventional real estate market.

    As we are all aware Wal-Mart has taken over just about everything, even have their own bank and do Billions of dollars worth of business every year, bigger than Exxon as a matter of fact.

    Now that Wal-Mart plans on opening real estate offices in all their Wal-Mart stores to dominate the conventional real estate sales market, do you think the agents who will be employed by them will work for minimum wage or will they still get a commission off every deal?

    Truthfully I hope they keep everyone on commission, if not they do have execellent benefit packages.
