I hope I don't get banned for this. It seems like every time I ask a question or make a statement I get banned so here goes.
I reciently purchased John Lockes book Birddogging, and I still have a question... What exactly do birddogs look for and how do they find them? I've tried the county paper and the people I contacted had already filed bankruptcy, saying you should have called me three weeks earlier. What is a newbie supposed to do? There has to be someone out there that is willing to share some truely helpful knowledge. Even if it means a percentage of deals go to them... I'll do it. Just help please.

    The Truth!

    A bird dog needs to determine what he's willing to do for an investor by talking with an investor to find out what he needs. I'm a newbie and have two investors that I bird dog for.
    The first one is looking for empty abandonded houses. He's not in for major rehabs, but instead looking for people the just want to get rid of their properties. He will then probably flip it to a rehabber. So from his Bird dog he asks for: Address, condition, attempt at owner info, all pertinent county documentation (tax leins - last appraised value - last purchase price, etc) I give him about 15 a week.
    The second one is looking at purchasing tax deeds. In other words he wants to buy houses with huge outstanding tax leins so he can buy just them and forclose asap. What he asks for is the CURRENT value of the property. (He identifies which properties he's interested in). from that he is able to determine his bid price. He needs a bird dog since he is an out-of-town investor.

    PS - To find an investor - join your local REIA or simply call one of those "We buy ugly houses" and ask if they're looking for birddogs. If they sound confused - move on.

    sound like your doing it speaking with an x homeowner 3 weeks late is a good find.
    follow you training play the numbers game.Starting out most of what we do seems unsuccessful, by starting at the begining with goals your phone will ring off the hook.

    Understanding that, its easy to move on. As more and more successfull things happen you will find your personal preferances. What works for you and then things get simple.

    Keep playing the numbers game , soon the conversation will change to I'm glad you diden't wait three weeks to call.

    call the we buy houses ad's to find investors. Work with them for common goals

    There is a Cash Now web site devoted to REI Bird Dogs which both investors and Bird Dogs frequent. You can network there ask questions and get answers that will help you.

    I have never refused to help anyone who has any of my products, heck I help people who do not have my products, this is just the way I do things. At least a couple of hundred private messages monthly on this site alone to give you an idea of posters who need help.

    Unless I know exactly what you have done and haven't done it is hard to give you advice.

    Here is one example of what can happen. One of my Subject To students emailed me he was having a problem selling a property he purchased.

    I went over the ad he wrote and made suggestions, had him send me pictures of the house so I could 'message to match' the ad to the property. Still no sale. So I called him and during our conversation I said I did not see your ad in the major newspaper in your area as I picked up a paper from a local newstand.

    He then said I am advertising in the 'Pennysaver' in a rural community of the large city. I guess I don't even need to finish this story, however I will, ad in major newspaper house sold.

    In almost all circumstances I see in posts here at TCI unless the poster is fairly articulate in asking a question, it is difficult to pin point the problem.

    I am available to help you once I understand exactly where you need help. There are also many posters here at TCI that share their opinions so between us I think you will get to realize your goals.

    David hit it right on the head. Be persistant! I have never run a bandit ad, or placed an ad in the paper "I buy houses". But, I have contacted many who did and they all say they hated it the first month and then it got better the second and finally was awesome after that.
    IF I move to a new market where that is required I plan on spending money the first couple of months and time knowing it will pay off. YOu can do it too!

    Thanks for the input guy's. I have tried like I said, contacting the homeowners in the county paper, placing flyers on mailboxes, and I'm going to keep trying until I pass out. What I need is how to find the deal. I believe the the market is saturated here in atlanta because on every corner there is a "we buy houses" sign. it seems like everybody is doing this.
    What I would like to do is buy from investors who sale to other investors, houses with a little equity. I've heard many investors say they only buy at 30,000 profit and skip over the rest. I will take the smaller deals so I can learn.
    But I'll keep trying. Thanks

    Glad to hear you are out there. I am still in my research mode. But soon to step on the other side.

    However, I found a site called ****Must Reach Senior Investor status before posting URL's*** and they will give you all the Notice of Defaults in your area. Maybe this will help.

    YOu mentioned that you work with 2 main investors.

    How are you working the deals? If you are giving them 15 per week. How are you getting paid? If you do not mind sharing.
