The House Next Door Is Empty And Has A FSBO Sign Out

I live in north central florida and I have been interested in birddogging for a while. The house next door has a for sale by owner sign on it and it has been empty for two months. What would you do? confused

    Do some reserch, call the number on the sign, ask how much they want, and decide if it might be a good deal.

    Depends on what your goals are (i.e., birddog or flip).

    I would do a little research on the property (e.g., getting comps, assess the condition of the house, etc.) and then approach the owner and find out his motivation level, then go from there.

    Sorry this is vague, but the situation is a little vague at this point.

    look up and see who the owner is,

    look at the recorders site and see if anything is on file.

    Check the public records to see if any liens, judgements, defaults, ect. have been recorded. Helps to show the financial strength of the seller, as well check the tax rolls to see what other property they own.
