I'm trying to put together a marketing plan in order to find some props that I would like to buy. However I may come up with props in areas I'm not interested in. If I were to bird-dog these out, how can I ensure that I'm paid for my service? In other words...

I use a reciprocal non-circumvention/non-compete/non-disclosure agreement that prevents shenanigans from unscrupulous investors. Yeah, sorry to say it but they are out there.
Anyway, they sign my agreement b4 they get anything from me, then, when applicable, I alos have them include my payment on the HUD I and I get paid out of escrow.
