Suggestions To Locate Pvt$ On Lots - Lender Finder No Help

Sorry, tried lender finder and no luck. I'm looking for ideas of alternatives that I may not have explored. Tried local banks -no go, poor credit. No home for equity and a bridge loans not what I'm looking for -want cash to infuse in business, not to build. I really don't want to sell but not finding an alternative. Can't believe with <40% LTV I can't find equity financing with lakefront lots in MO as collateral. .
