Section 8 Downfalls?

I am looking to rent out a place. What if are the negatives for section 8?

    INSPECTION: In Illinois, the house must be inspected by the government and qualify to their standard.

    say the house is in excellent condition. no problems there. section 8 approves it for move in. what then are the negatives?

    just dealing with govt is sometime fustrating i am on hold to irs as i type this. i had one sec 8 tenant that did not let me know his mom was mental retarted. she would chew tobacco and let it run down her chin and clothes and floor. can you imagine the mess. i have other horror stories too. this was part my fault too but she need to be in a cage and not my apt

    You have to screen your tenants very well. I have had good luck with the one I had. She stayed 5 years and was a perfect tenant but decided she was going to marry and wanted a house. Oh well, ...next!You also might want to call sec 8 and ask them for a tenant report to see if they have had prior problems with them.

    tedjr....you should be ashamed of yourself! you gave this person no information other than that you would discriminate if you had the opportunity-oh, hey, now there is some sound advice...NOT! if you are running your business properly, you should be making enough profit to replace the carpet and hire someone to wipe down the walls, when bringing in a new tenant! these are things that are included under the heading "THE COST OF DOING BUSINESS".......

    There are some positives about section 8:
    1. At least partial (if not full) rent for a year (they must be on a year lease).
    2. They can loose sec. 8 eligiblilty if they damage your property- most i've dealt with are careful of this.
    3. Advertising with the housing organization that provides section 8 means very few vacancies.

    As far as section 8 folks trashing your place, I have not seen a higher percentage of sec. 8 residents doing this than any other low rent tenant.

    Just my two cents.

    I've found no neg. against sec.8.
    You wont have any more problem with them than you would have with normal working www.stiff.Need to screen in any case.
    Garanteed rent somone to help inforce the rules.(HUD)Just some good points.

    I love Section 8. Guaranteed check at the first of the month.

    Actually appreciate the annual inspection as they find problems the tenant neglects to tell me about and I can get them fixed before they do damage.

    As for them damaging the property, you still get to collect a security deposit.

    We are about to enter into a section 8 lease. How does it work if the section 8 amount is for 2003 and then 2004 is just around the corner? Will the goverment send 2003 rents through 2004 since the lease was signed in 2003 or does the gov. automatically adjust and send more according to their new rates? Your help is much appreciated. Thanks.

    I have a lot of section 8 tenants. Here in California the section 8 contracts run for a year. I get notices from the Housing Authority about 70 days before the contract is up. I then notify the tenant and the Housing Authority of any proposed rent raise.

    If you sign a rental agreement in 2003 you will have that rent rate for a year. This assumes that section 8 is administered the same way in FL as it is here.

    I have been very pleased with the program.
