FSBO List
I'm a newbie and looking to start to Bird Dog. I want to build up a buyers list and send a mailing of post cards.
Anyone have an idea of shere I can start that list. I usually hear your county courthouse, but not sure what that means exactly. THANKS
Those who go to the "courthouse" mean they go down and find properties that have had Notice of Defaults (NOD) filed on their properties due to unpaid balances on their property (120 days to pay up or they are foreclosed on). These are public record. Each county is different in how they make these lists public. Generally they are held by the county clerk.
Ppl like NODs because the tell them that these ppl are having financial difficulties that may lead to a deal.
NODs are not the only way to find FSBOs. Drive around, check FSBO web sites, post fliers, check the newspaper...
just place dummie adds in the local newspaper, internet and signs for a nice 3b/1bth house assist in financing . when both investers and regular buyer calls you just sold, but you might get 2 more house soon. thenscreen what they where looking for. (done)
