Responsibilities Of A Bird Dog?
What should I expect a bird dog to do? Do they run their own ads/do their own mailings? Are they just locating potential properties, or do they speak with the sellers too?

I'm a bird dog in Nevada. This is what I do:
1. Send out postcards. Market myself.
2. Once I get a call, I usually get the regular information (name, address,etc) then I go to his/her home to take pictures. (some investors want pictures)
3. Then I fax some information over to the investor (information on property, etc.) and email pictures to see if they are interested.
4. If they are, I then send the seller information (name, address, phone#, etc.) and then it's up to the investor to contact the seller to meet.
Some investors prefer bird dogs to just locate the property and they do everything else. I guess it's really up to you on what you want from them. It depends on how much you want to compensate them on the services. I personally prefer to do alot more for my investors. Hope this helps.
