Real Estate Agent Or REI???

Hello my name is Chad and I am brand new to investing. I am in my late stages of studying to be a licensed agent here in Colorado. Our Goal is to make 15 to 20k in the next 90 days. In your expierence would I be better off being a REI or a real estate agent? It appears there is a ton of competition as a agent and you are tied with legalities on what you can and cannot do in non traditional buying and selling. Need some serious advice here on this topic. If there are any agents out there would you have not became licensed and started out full time REI. Thanks guys this is a great forum and your feedback would be great.

    REI, even though it's been 20 years since I've held a liscense, I won't comment my thoughts of RE agents.

    rei for me eventho my daughter just started in april as an agent in tampa fl. and has already sold over 2m in prop. coures she's 24 and a beautiful redhead. i can't sell "#$%^&" as an agent. it depends on what you enjoy. sounds like you are in the position to try both so why not.......kenmax

    Why not do both?

    I'm a real estate investor and also a recently licensed realtor here in TX. I really don't see any draw backs from being licensed, as long as you have a reputable business to begin with. I think the biggest annoyance is disclosing to everyone you that you are a licensed realtor and acting in your own interest. However, I've found that most people are glad to be talking to a "professional" and prefer the realtor label over that of an investor.

    I've also made an additional 20k in the last two months selling a few homes on the side, which is a plus. A little extra pocket change never hurt anyone smile

    I want to thank all of you for your quick response to the situation. I guess I see some great benefits and profits doing REI and was wondering why more real estate agents do not do this?? Or can you do REI as a agent?? State of Colorado you are a associate broker right out of the gate, ton of information to soak in. Thanks gang.

    Ok Ok I see that REI is really the preferred way to go in this www.forum.lol thanks gang. Starting out do you all know of any publications or web service that will email you FSBO's or Foreclosures on a daily basis? Heard of a company called Warnicks but is there any other services that offer this? As well are there any services that offer leads of people to get into a lease option to purchase (teneants).

    I love to learn from expierence, I am not here to re invent the wheel lol....so pour out expierence if you will.

    Now I need to ask these questions:

    1) Are you going to stop studying to be an agent?

    2) Are you going immediately into REI full time?

    3) How are you going to financiall support yourself for the first few months until you buy, sell, and make some money on REI?

    Yes Cheryl I do have some other work I do for a full time income but would like to get into some decent returns soon. Becoming a agent and hanging my license does look like the easy part, going get getting some good buyers and sellers is where it's at............but REI looks like there are many different ways to make it happen.......I guess my question from above is are you limited or your hands kind of behind your back as a agent when wanting to pursue REI?? Why aren't more Real Estate Agents doing foreclosures, short sales, liens etc......
