Owner Financing

I have few questions regarding owner financing:
Do I first negotiate the price and then mention owner financing or I do all discussions simultaneously?
Also who do I normally ask to help me with all related paperwork? My lawyer?

Any suggestions/recommendations ? confused ?

    Do the offer and owner financing at the same time. State (for example) I will give you 100K for the house. The first mortgage through my lender will be for 80K and the owner will finance 10K (or more if you can) and I will put 10K cash. Make sure that you state terms for owner financing. My terms...try interest only, 5 year ballon note, interest rate 6%. Start low with interest rate, make it go higher as necessary (I had to do 8% on last deal).

    In my area, the title company/closing agency will draw up the paperwork for owner financing. Or you can go through your lawyers.
