Property Record Shows No Date Or Purchase Price

LadyZenaa profile photo

I am researching vacant lots to buy and resell. On the property records all (up till now)have shown the purchase date and price. I ran across one that shows the date and purchase price as 0. Is this an error or if not can I call the clerk and get this information ???

It may be an error. Remember, garbage in, garbage out. You can try to get the info over the phone, but be prepared to take a trip to the courthouse. Suggest you have parcel number, address, owner, etc. data with you.

If the documents show the name of a Title company, you may try your luck and pay them a visit.
Explain that you're trying to contact the owner of this property, and that you're concerned as to whether the "right documents" were filed at the courthouse.
Sometimes it pays to play dumb...
    Good luck.

i'm not sure what "property records" you're looking at, but i'd suggest going to the recorder of deeds in your county seat and looking up the property by name or address and looking for the last deed of record and the associating mortgage. if the last deed is a $1 deed (transfer), then go back to the prior one until you find one with an amount. this will give you the purchase price (consideration). the associated mortgage will only give you what was loaned (after the deposit). somewhere you'll bump into an amount.

I was looking online at the property appraiser's website... I guess I will have to go downtown to look it up.

I wish I knew how to make my records show up with a zero sales price. I was HORRIFIED to see that my total mortgage, down payment amount and mortgage company were listed right there for the whole world to see. Is there any way to "hide" this information in the future ?

I believe thats public information. Everybody that ownes a home has their info recorded. But I could be wrong.

That’s one reason people put their RE in a land trust, anonymity.

If I had bought my house through a land trust, it wouldn't show when I bought it or what I paid or the mortgage holder when recorded ?

In my research (playing around with the local tax assessment web database) I found a few that stated that the name of the property owner was undisclosed at owners request. I don't know if it was only for the web. After doing some research we did discover that you could go thru the website itself (email the tax assessors office) and request your name and specific amount etc not be posted on the website. Of course it will still be available at the courthouse if someone really wanted it. The specific county was in Prince william VA not sure if this works the same in other counties.

    Carpe Diem,

If you bought the house in a land trust it would show your trustee as contact person, your name would not show up. Date of sale and price would show but not in your name. If you want to know more about land trust do a search for landtrust on your favorite search engine. Lot's of info on the web about them.[ Edited by wpruett on Date 02/03/2004 ]

Sometimes the amount will show $0 if it was a gift from a family member.

Well I tried calling the property appraiser's office and asking if I could get my mortgage information removed from the website. The woman who answered just kept saying it is public information. I told her I understood that but I was inquiring only if it could be removed from the website and she would say but is is publie information...so good idea just not going to happen here.
