Out Of State Owners

Hi. I've just begun targeting out of state owners...because they are obviously some of the most motivated sellers out there.

My questions are:
1. How difficult is it to see (inside) these properties...if the owners can't show them?
2. Are all/most negotiations done over the phone?
3. Is all/most of the paperwork faxed back and forth? What about closing - do the sellers have to be there?

I would just like some feedback from people who have sucessfully purchased houses from absentee owners.

    In most cases when you are dealing with out of state owners,someone local will have a key for showing the house. And no the owner does not have to be at the closing,it can be done with a fax machine or overnight mail.
