Opportunities In Small Towns??

After talking with some of the major RE Investors in Nashville, they are all concentrating within a 25 mile radius of the metro area. Some of the smaller towns a little further out have lots of vacant/abandoned houses nestled in with some of the nicer old homes. Anyone here invest in situations like this? With a smaller buyer pool to deal with, are these worthy of time and effort?

    Oops...I would prefer to flip these properties, but may be better off rehabbing and retailing.

    Small towns have similar issues as the large city's. So don't give up. How is the opportunity for rental homes in your area. Our recommendation is to evaluate if controling the property for a long period of time (3-5 years) will allow you to generate a strong rent-to-own program (for the locals) and the monthly cash flow will do well for you. If all the deals work in your favor, take the profits, create tax shelters, and purchase units to expand your real estate portfolio.
