Not Getting My Tail Clipped

As a bird dog how do I avoid not getting my tail clipped? I mean, getting burnt by not getting paid for my info. I previously worked (ha) for an investor who wound up never paying me for my time. I don't know whether he went through with any of the deals or not.
How do you avoid getting taken advantage of, especially working with someone not in your town that you don't know? I have an investor now, phone contact only, and I am about to provide him with some info and need to know the steps to take to protect myself.

    If you have all the info...why not make some sort of offer on the house and if its accepted, sell the investor the contract instead? you would make significantly more money and are ensured payment.

    I guess I'm a little skittish to take the the big step. I'm more comfortable watching from the sidelines right now. It is good advice, though, maybe time to get into the game!

    It's not really that big a step. If you don't perform, you lose your earnest money deposit. They don't end you to jail or anything.
    Don't give a big deposit!

    Would the steps to take to do the above, be the type of information, for example, found in a book on wholesaling? ('Cuz you are basically describing wholesaling right?) If so, can you suggest a good book or other reference (besides TCI of course - I'm still reading my heart out here) grin
