Hi im new to this fourm. I am looing into getting involved with REI and thought this would be a good place to start.

    Im in Atlanta Ga. Im not sure which direction. I take my RE sales course in January and after that I would like to look into income producing RE (obviously)of any kind. Im hopeing to decide that on this fourm.

    Im comming out of some bad credit problems and little cash flow, so this will be slow going. unless I can figure out a way to be real creative or find a money tree.

    I am however hungry to learn and I want to be a sponge. In 20 years I want my wife and myself to be comfiortable and not have to worrie about anything .

    That all may sound cheesy but its the truth. I feel im starting late in my life but better late than never I guess .

    Welcome to the forum...I recommend that you read the posts and articles in TCI. You can learn a lot from that. Also, join your local REI club...it can help you get on the REI fastrack. Good Luck and Happy Investing!!

    Hi stephen_walker,

    When you take your sales course in January, it will teach you the language of the real estate field from a Realtors prospective. You will be filled with lots of knowledge and lingo. Unfortunately, the sales course wont teach you how to make money in real estate . . . that is up to you.

    After you get your license and if you choose to be an agent for a local firm, real estate will be bought and sold one way and that is by means of conventional funds. Again, it is up to you to educate yourself on "Real World" opportunities that are available right now in the "creative real estate'. The opportunities are endless!

    Once you take your RE course I wouldn’t go get your license right away.

    You might want to do as much research as possible to weigh both sides of the coin.

    Speaking from an investors stand point in the State of Washington I've decided to NOT get my realtors license due to a little thing called disclosure. It can work against you!

    But there are also benefits to getting a realtors license..

    Just do some research before you go get licensed!

    Thanks everyone great advice and I plan to stay glued to this board. I am curious about the realtors license /Disclosure thing that was mentioned. Can someone explain.

    Hey fellow Atlantian! Welcome to the boards. Be sure to join the Atlanta Group and attend the meetings. That will get you started the fastest.

    As far as the RE license, basically Real Estate laws require FULL DISCLOSURE by a licenced agent. So lets say you structure a deal to make 20k. Well, you have to tell all the principals involved that that is what you are making. As a private investor, it's none of their business, but as a REA, you have to tell all.
