Need Help Investing In Non-performing Notes

A friend and I are very interested in investing in non-performing notes from lending institutions. Does anyone have any idea on how to get into this area of investing? what do we need to do first and how do we go about getting the info from the banks. We are going to work with a non-judicial trustee in order to go through foreclosure proceedings on the notes if need be, however, since we are completely new to real estate investing, WE NEED HELP! Also, what is bird-dogging and how can we do that also? We are in Southern California. Thanks to anyone that responds.... grin

    I don't know how to contact banks on non-performing notes.

    Looking for private 2nd's where the 1st is in foreclosure is a pretty good business. I use countyrecordsresearch_com because they show all the loans on a property in foreclosure. Then I go to the county recorders and get the name and address of the 2nd trust deed. There is a method in buying these.

    Bird dogging in California has a special meaning. It cannot go beyond the bird-dog introducing the seller to the buyer and maybe some basic information. The state courts have interpreted anything more than that as acting as a sales agent.
