Mr. Deeds
Can someone please help clarify the 3 different kinds of deeds and when you would use them:
GRANT DEED. I understand that this is a document which transfers title from one party to another
WARRANTY DEED. This is a document that says that the seller "guarantees" that he owns clear title which can be transfered.
QUITCLAIM DEED. Is this a document that someone would sign to transfer interest in a property. ex: Husband and wife are on the deed. Get divorced. Husband need to have the wife sign the quitclaim the deed to get her ass off the deed. Would you then file the quitclaim & Grant deed with the County?
