    Ok so what would I call it instead of a finders fee.?
    Most of the realators in mississippi say they cant buy the contract without me being licensed.

    I am a Real Estate licencee but I am not with a broker..... Do the rules on negotiating with mortgage companies and selling houses change for me or is that only if I jump on with a broker?

    an agent must hang his license under a broker.

    so since I passed the exam I must jump on with a broker before I negotiate with a mortgage firm...... Is that if I am negotiating for me? Or is that in general if negotiating period? Joining on with a broker would mean anything I make would be split with a broker? Or could I have my own project away from the broker?

    Until you are under a broker you have an inactive license and cannot act as an agent.

    Any commission, fee, referral, etc. you make as an agent would be split acording to the deal you make with your broker.

    Any deal in which you are a principle you can sell FSBO without your broker, but state law may still require him to hold a copy of your transaction paperwork. In addition, to a limited extent, your broker may take a reduced cut on personal property that you list with the brokerage.

    I bought and ssold about 23 properties in the Jackson MS area. Two great people to talk to are Bob Lucroy and www.browndogproperties.com

    Bob is the biggest buyer in the Mississippi and runs the Jackson MS investor club and brown dog is a great company that wholesales and rehabs property in MS and TN.

    Red12....Im actually from Ocean Springs too. What a small world huh? Our house is back on Fort Bayou. And yes, we took 17 feet of water in Katrina, but its all fixed now. Have you personally done any real estate deals in Ocean Springs? or around the coast?
