Is There Any Affordable Beach Property Left In The USA?

Hi all.

I'm looking for beach property at a reasobly affordable price. Something that might cash flow with 10% down. (I realize "affordable" is subjective, and this is a tall order.)

In Southern Cal. I have not found ocean view or beach property that fits the above listed criteria.

Have any of you world travelers found a nice beach community that is not off the price charts yet? Florida? Alabama?

    And, when you say affordable, you mean what? In Gulf Shores Al you can buy a condo right on the beach for less than 100k. In Pensacola Florida you can buy houses not on the beach, but within a 20 minute drive for <70k, it all depends on what you're looking for...

    This is actually one of my investment strategies. The only reasonably affordable beachfront land available is on the gulf coast. If you wish to stay on the Pacific I'm afraid you'd better find a partner in mexico.

    If you believe California is going to slide off into the Pacific Ocean you can buy some cheap speculative beach front property in Arizona. LOL
